Cancellation Policies

Version 1.0 · Effective Jan 15, 2026

1. Flexible

Guests receive a full refund if they cancel at least 24 hours before check-in. Cancelling later forfeits the first night, but the remaining nights are refunded.

2. Moderate

Guests receive a full refund if they cancel at least 5 days before check-in. Cancelling between 5 days and 24 hours before check-in refunds 50% of the total. No refund is guaranteed inside 24 hours.

3. Strict

Guests receive a 50% refund if they cancel at least 14 days before check-in. No refund is guaranteed inside 14 days, except where a covered Travel Issue applies under the Guest Refund Policy.

4. Choosing a policy

Hosts select one policy per listing from their listing settings. The policy shown to a Guest at the moment they book is the one that applies to that reservation, even if the Host later changes it for future bookings.

5. Extenuating circumstances

Regardless of the selected tier, Redormi may issue exceptions for documented emergencies — such as a serious illness, a declared natural disaster affecting the destination, or the death of the Guest or a close family member — at Redormi's discretion.

6. Redormi Switch

Because no rent is paid in a Switch exchange, these cancellation tiers don't apply to swaps. See the Home Exchange Agreement for how cancellations and no-shows are handled for Switch, including the optional cancellation protection add-on.

Code of Conduct

1. Who this applies to

This Code of Conduct applies to every Redormi Member — Guests, Hosts, and Switch Members — in every interaction that happens through Redormi: messages, offers, reviews, support tickets, and any in-person contact arranged through a booking or swap.

2. Treat every Member with respect

  • Communicate honestly and courteously, even when a booking, offer, or swap doesn't go the way you hoped.
  • Show up for confirmed plans. If something changes, tell the other Member as early as possible.
  • Respect a home, its neighbors, and its house rules as if they were your own.
  • Disagree about a listing, price, or condition issue through Redormi's messaging and resolution tools rather than public harassment.

3. Zero tolerance for harassment and hate

Redormi has no tolerance for threats, hate speech, sexual harassment, or discrimination based on a protected characteristic, whether it happens in a message, a review, or in person. This includes conduct covered separately by our Nondiscrimination Policy, which this Code incorporates by reference.

4. Honesty and fair dealing

  • Represent yourself, your home, and your intentions accurately — no fake listings, fake profiles, or misrepresenting who will be staying or exchanging.
  • Don't attempt to move a confirmed booking or swap off-platform to avoid Redormi's fees or protections.
  • Don't manipulate reviews, ratings, or the Switch Tier score through fake activity, coordinated voting, or pressure on the other party.

5. Safety first

Report anything that makes you feel unsafe — a threatening message, an unsafe property condition, or a Member who won't leave at checkout — through the in-app Report button or support, and contact local emergency services first if there's immediate danger.

6. Consequences

Violating this Code of Conduct can result in a warning, temporary suspension, removal of a listing or review, or permanent account termination, depending on severity and history, as described in our Terms of Service.

7. Reporting a concern

Use the Report option on the relevant message, listing, or profile, or contact support directly. We review conduct reports promptly and keep the reporter's identity confidential from the reported Member wherever possible.

Content Policy

1. Accuracy

Listings, photos, and descriptions must accurately represent the home being offered — for Rent or Switch. Photos must be of the actual property, taken within the last 24 months, and not materially edited to hide defects.

2. Reviews

Reviews must reflect a genuine completed stay or exchange. Members may not offer or accept payment, discounts, or favors in exchange for a review, and may not threaten a bad review to extract concessions outside the offer or resolution systems. Redormi may remove reviews that violate this policy or contain content prohibited below.

3. Prohibited content

Content on Redormi — listings, photos, messages, profiles, and reviews — may not include: hate speech or content targeting a protected class; sexually explicit material; contact information shared to circumvent Redormi's fees before a booking or swap is confirmed; content that infringes someone else's intellectual property; or threats, harassment, or content promoting violence.

4. Enforcement

We may remove content that violates this policy, and repeated or severe violations can lead to listing suspension or account termination as described in these Terms.

5. Reporting

Report content that violates this policy from the listing, message thread, or review itself, or through support. We aim to review reports within 2 business days.

Cookie Policy

1. What cookies are

Cookies are small text files a website stores in your browser. Redormi also uses similar technologies, like local storage, to remember information on your device between visits.

2. Why we use them

  • Essential — keep you signed in, remember items in an in-progress booking or listing form, and protect against fraud. Redormi doesn't function without these.
  • Preferences — remember settings like language, currency, and dismissed prompts, so you don't have to reset them every visit.
  • Analytics — help us understand which pages and features are used, so we can fix what's broken and prioritize what matters.
  • Marketing — measure the performance of Redormi's own promotions, such as Special Offers. Redormi does not sell cookie data to third-party advertisers.

3. First-party vs. third-party

Most cookies on Redormi are set directly by Redormi. Where we rely on a service provider — for example, a mapping or analytics provider — that provider may also set its own cookies, governed by its own policy, solely to deliver that feature to you.

4. How long cookies last

Session cookies are deleted when you close your browser. Persistent cookies remain for a set period (commonly 30 days to 12 months) or until you clear your browser storage, whichever comes first.

5. Managing your preferences

You can control non-essential cookies at any time from your browser settings, or from the cookie preferences link in Redormi's footer where available. Blocking essential cookies will prevent core features, like staying signed in or completing a booking, from working correctly.

6. Changes to this policy

We'll update this page if the cookies and technologies we use change materially, and will update the effective date above when we do.

Guest Refund Policy

1. Cancellation-based refunds

Refunds for a cancelled booking follow the cancellation policy shown on the listing at the time you booked — Flexible, Moderate, or Strict. See our Cancellation Policies document for what each tier guarantees.

2. Travel issues

You may be entitled to a refund or rebooking assistance, regardless of the listing's cancellation policy, if any of the following happen and you report them within 24 hours of check-in with supporting evidence:

  • The Host cancels shortly before check-in.
  • You're denied entry to the home and cannot reach the Host.
  • The listing is materially different from its description (for example, a missing bedroom or advertised amenity that isn't present or working).
  • The home is unsafe, unsanitary, or violates a material house rule you weren't told about.

3. How refunds are issued

Approved refunds are returned to your original payment method within 5–10 business days. Service fees are refunded in full when Redormi determines the Host is at fault, and are non-refundable for a standard Guest-initiated cancellation.

4. Extra services

Refunds for extra services (vehicles, recreation gear, comfort items, or add-on services) follow the cancellation policy set individually by the Host or provider for that service, shown at the time you add it.

5. Filing a claim

Report an issue through your trip page within 24 hours of discovering it. Photos, messages, and other documentation help us resolve claims quickly. Redormi's decision on a refund claim under this policy is final, without prejudice to any rights you have under local consumer law.

Host Guarantee & Damage Protection

1. What's covered

The Redormi Host Guarantee reimburses eligible Hosts for accidental damage a Guest or their invitees cause to a home or its contents during a confirmed Rent booking, up to the coverage limit shown in your Host dashboard at the time of the stay.

2. What's not covered

  • Normal wear and tear.
  • Damage caused by pets, unless Pet Friendly was enabled and pet damage coverage was active.
  • Cash, securities, rare art or collectibles, and similar high-value items unless separately declared.
  • Damage arising from a Host's own failure to disclose a known hazard.
  • Damage during a Redormi Switch exchange, which is instead covered by the Home Exchange Agreement's damage protection add-on, if purchased.

3. How to file a claim

Submit a claim through your Host dashboard within 14 days of checkout, with photos, an itemized cost estimate, and any supporting messages with the Guest. We may ask the Guest for their account of events before deciding a claim.

4. Income-loss protection

If a confirmed booking is cancelled by Redormi due to a policy violation by the Guest, or by the Guest within 48 hours of check-in without a covered Travel Issue, eligible Hosts may receive partial income-loss compensation for the affected nights, subject to review.

5. Security deposits

Hosts may also set a security deposit hold on a listing, charged to the Guest's payment method and released automatically after checkout unless a claim is filed under this Guarantee.

6. Limitations

The Host Guarantee is not an insurance policy. Total payouts per claim and per year are capped at the amounts shown in your Host dashboard, and claims are evaluated at Redormi's reasonable discretion.

Guest Standards & House Rules

1. Purpose

These Guest Standards & House Rules ("House Rules") set the baseline of conduct expected on every Redormi Rent stay, in addition to any listing-specific rules a Host publishes on their listing page. They're modeled on the kind of standard terms used across the short-term rental industry (including Airbnb's own House Rules and Guest Standards policies), adapted for Redormi.

2. Booking accuracy

The name on a reservation must match the Guest who will actually stay. Guests may not book on behalf of someone else, resell a reservation, or exceed the maximum occupancy shown on the listing.

3. Check-in and check-out

Guests must respect the check-in and check-out windows shown on the listing and in their booking confirmation. Early check-in or late check-out is only permitted with the Host's advance approval, and may carry an additional fee set by the Host.

4. Respect the space and the neighbors

  • No parties or events unless the listing explicitly allows them.
  • Quiet hours (typically 10pm–8am local time, or as set by the Host) must be respected.
  • Smoking is prohibited indoors unless the listing explicitly allows it.
  • Pets are only allowed where the listing's amenities say "Pet friendly."
  • Guests may not exceed the listed maximum occupancy.

5. Damage and reporting

Guests are responsible for damage they or their party cause beyond normal wear and tear, subject to the Host Guarantee & Damage Protection policy. Any damage, malfunction, or safety issue discovered during a stay should be reported to the Host through Redormi messaging as soon as possible so it can be addressed and so it isn't mistakenly attributed to the Guest at check-out.

6. Prohibited conduct

The following will result in removal from the platform and forfeiture of any refund protections: violence or threats toward a Host, Switch partner, or their property; unauthorized subletting; using a listing for illegal activity; hidden cameras or unauthorized surveillance of Guests by a Host (or vice versa); and any violation of the Nondiscrimination Policy.

7. Host obligations

Hosts must accurately represent their listing (photos, amenities, and location), maintain the property in a safe and habitable condition, and respond to Guest issues in good faith and in a timely manner, consistent with their stated response time.

8. Enforcement

Redormi may suspend or remove a Guest or Host account for a material violation of these House Rules, independent of any refund or damage process handled under the Cancellation Policies, Guest Refund Policy, or Host Guarantee.

Legal Notice

Where local law requires additional disclosures — such as short-term rental registration numbers, tax identification, or dispute-resolution platform links — those disclosures will be added here or shown directly on the relevant listing or checkout page before launch in that market.

6. Governing law

This Legal Notice is governed by the same law specified in Redormi's Terms of Service, without prejudice to any mandatory consumer-protection rights you have under the law of your place of residence.

Nondiscrimination Policy

1. Our commitment

Redormi welcomes Guests, Hosts, and Switch Members of every race, color, ethnicity, national origin, religion, sex, gender identity, sexual orientation, disability, and age, in accordance with applicable law. Discrimination has no place in Rent bookings, Switch proposals, listing acceptance, offers, or reviews.

2. What this means in practice

  • Hosts may not decline a booking or swap request, offer, or message based on a protected characteristic.
  • Listings, house rules, and messages may not express a preference or requirement based on a protected characteristic, except where legally required (for example, gender-specific housing in narrowly defined circumstances).
  • Automatic decision tools, such as offer auto-accept thresholds, must apply equally regardless of a guest's protected characteristics.

3. Accessibility

Hosts are encouraged to accurately describe accessibility features so Guests can make informed decisions, and to consider reasonable accommodations where feasible.

4. Reporting and enforcement

Report suspected discrimination through support with as much detail as possible. Confirmed violations can lead to a warning, listing removal, or account termination, and Redormi may require completion of a nondiscrimination review before reinstatement.

Payments & Fees

1. Redormi Rent

Guests pay the nightly rate, any applicable extra-guest and cleaning fees, a Redormi service fee (shown as a percentage of the subtotal before checkout), and applicable taxes. Hosts receive the nightly rate and cleaning fee, less Redormi's host service fee, paid out to their connected payout account after check-in.

2. Offers

An accepted offer or counter-offer locks in the discounted nightly rate shown at acceptance. Fees and taxes are recalculated on the discounted subtotal.

3. Redormi Switch

No rent is charged between Members. On mutual acceptance of a swap, each Member pays:

  • A processing fee, calculated per stay length and shown in the swap proposal before either side pays.
  • Any add-ons they opt into: liability coverage, damage protection, professional cleaning, verified key handoff, or cancellation protection.

Processing fees and add-ons are charged only once both Members have signed the Switch Agreement.

4. Extra services

Extra services (vehicles, recreation equipment, comfort items, and add-on services) are charged at the price and unit the Host or provider sets. Redormi takes a commission from the provider's payout, shown to Hosts when they create a service.

5. Payouts

Payouts to Hosts and service providers are issued through our payment partner to a connected bank account or card, typically within 1–3 business days after the payout is initiated.

6. Currency and taxes

Prices are shown in the currency selected in your account. Where required, Redormi collects and remits applicable taxes (such as occupancy or VAT) on behalf of Hosts; in other jurisdictions, Hosts are responsible for their own tax obligations.

7. Refund timing

Refunds are issued to the original payment method and can take 5–10 business days to appear, depending on your bank or card issuer.

Privacy Policy

1. Information we collect

  • Account information: name, email, phone number, date of birth, address, and profile photo.
  • Verification information: government ID images, selfie verification, and the verification status they produce. We do not store raw ID images longer than needed to complete verification with our identity partner.
  • Payment information: processed by our payment provider; Redormi stores only the last four digits and card type, or your linked payout account details for Hosts.
  • Usage information: searches, saved homes, messages, offers, bookings, and swap proposals, used to operate the marketplace and to power features like last-minute deal alerts based on your recent searches.
  • Device information: IP address, browser type, and general location, used for security and fraud prevention.

2. How we use information

We use your information to operate bookings and swaps, verify identity, process payments and payouts, personalize search and deal alerts, communicate with you about your account, and comply with legal obligations such as tax reporting.

3. How we share information

  • With the other Member in a booking or swap, limited to what's needed to complete the stay (name, verification badges, and — once a booking or swap is confirmed — contact details).
  • With service providers who process payments, verify identity, send email/SMS, or host our infrastructure, under contracts that limit their use of your data.
  • With law enforcement or regulators when required by law.
  • We do not sell your personal information.

4. Contact masking

Phone numbers and email addresses shared in messages are automatically masked until a booking or swap is confirmed, to protect both sides from being contacted or paid outside the platform.

5. Data retention

We retain booking, swap, and message records for as long as needed to resolve disputes, meet tax and accounting obligations, and improve safety — typically up to seven years after your last activity, unless a longer period is required by law.

6. Your choices

You can access, correct, or request deletion of your personal information from your account settings or by contacting support. Some information must be retained where required for legal, tax, or safety reasons, such as records of a completed swap or booking.

7. International transfers

Redormi may process data in countries other than where you live. Where required, we use standard contractual safeguards for cross-border transfers.

8. Children

Redormi is not directed at anyone under 18, and we do not knowingly collect information from children.

9. Changes to this policy

We'll update the version and effective date above when this policy changes materially, and will notify you through the app or by email.

Terms of Service

1. Who these terms cover

These Terms of Service ("Terms") govern your access to and use of Redormi, including our website, apps, and both product modes: Redormi Rent (paid short-term rentals) and Redormi Switch (reciprocal home exchanges). By creating an account, you agree to these Terms, our Privacy Policy, and every policy incorporated by reference below.

2. Your account

You must be at least 18 years old and able to form a binding contract to create a Redormi account. You're responsible for keeping your login credentials secure and for all activity under your account. You agree to provide accurate information during signup, including for identity verification, and to keep it current.

3. Two ways to stay

  • Redormi Rent: a Guest pays a Host directly through Redormi for a stay at agreed nightly rates, fees, and taxes.
  • Redormi Switch: two verified Members exchange homes for agreed dates. No rent is paid between Members; Redormi charges a processing fee and offers optional paid add-ons, described in the Home Exchange Agreement.

A single account may hold Traveler, Host, and Switch Member roles simultaneously, and you may add roles at any time from your account settings.

4. Listings and bookings

Hosts are solely responsible for the accuracy of their listings, for honoring confirmed bookings, and for complying with local laws (including short-term rental permits, zoning, tax registration, and safety codes). Redormi is a marketplace that connects Guests and Hosts; we are not a party to the rental agreement between them.

A booking is confirmed when a Host accepts a reservation request, when an Instant Book reservation completes, or when an offer (including a countered offer) is accepted by both sides.

5. Offers

Any listing marked "Accepts offers" allows a Guest to propose a percentage discount off the nightly rate for specific dates. Offers, counter-offers, and their expirations are governed by the mechanics shown in the product at the time you send or receive an offer. An accepted offer creates a held reservation at the agreed discounted rate.

6. Cancellations

Each listing displays one of three cancellation policies — Flexible, Moderate, or Strict — defined in our Cancellation Policies document. The policy shown at the time of booking applies to that reservation.

7. Fees

Redormi charges a service fee to Guests on Rent bookings and a processing fee to both Members on confirmed Switch exchanges, in addition to optional add-ons either side selects. Current rates are shown before you confirm any payment. See Payments & Fees for details.

8. Content you post

You retain ownership of photos, descriptions, reviews, and messages you post, but you grant Redormi a worldwide, royalty-free license to host, display, and distribute that content in connection with operating and promoting the marketplace. Content must comply with our Content Policy.

9. Prohibited conduct

You agree not to circumvent Redormi's payment or messaging systems to avoid fees, discriminate against other members in violation of our Nondiscrimination Policy, misrepresent a listing or your identity, or use the platform for any unlawful purpose.

10. Disputes

Most disagreements between Members should be resolved through messaging or Redormi's resolution center. If we can't help you resolve a dispute informally, you and Redormi agree to resolve claims through binding individual arbitration, except where prohibited by law, as detailed in a separate arbitration agreement provided at signup.

11. Liability

To the maximum extent permitted by law, Redormi's aggregate liability for any claim arising from your use of the platform is limited to the greater of the fees you paid Redormi in the twelve months before the claim, or $100. Redormi disclaims liability for the acts or omissions of Hosts, Guests, and Switch Members.

12. Changes to these Terms

We may update these Terms from time to time. When we make a material change, we'll update the version number and effective date above and ask you to re-accept before your next booking or exchange.

Vehicle & Equipment Rental Agreement

1. Scope

This agreement applies whenever a Guest orders a vehicle-category Extra Service — including but not limited to cars, scooters, e-bikes, bicycles, kayaks, and boats — offered by a Host or third-party provider through Redormi.

2. Eligibility

A Guest renting a motorized vehicle (car, scooter, or similar) must hold a valid driver's license appropriate for that vehicle class, upload it for verification before pickup, and meet any minimum age set by the provider (25 years for cars unless the listing states otherwise). Non-motorized equipment (bicycles, kayaks, paddleboards) has no license requirement but may carry a minimum age or supervision requirement, shown on the listing.

3. Waiver of liability

Before pickup or use, the Guest must accept the provider's liability waiver for that specific item. The waiver acknowledges the inherent risks of operating a vehicle or using recreational equipment and releases the provider and Redormi from liability for injury or loss arising from ordinary use, to the extent permitted by law. Accepting the waiver does not waive rights that cannot be waived under applicable consumer-protection law.

4. Condition, fuel, and return

Guests must return a motorized vehicle with the same fuel level (or charge level, for electric vehicles) as at pickup, absent a different arrangement disclosed on the listing. Guests are responsible for traffic violations, tolls, and impound or towing fees incurred during the rental period. Equipment should be returned clean and in the condition it was received, ordinary wear excepted.

5. Damage and insurance

Damage beyond normal wear is billed to the Guest's payment method on file, up to the item's assessed repair or replacement cost, unless the Guest purchased optional damage protection at checkout. Guests are strongly encouraged to confirm whether their personal auto or travel insurance covers rental use before relying on it — Redormi does not guarantee any specific insurance coverage applies.

6. Prohibited use

Vehicles and equipment may not be used: outside the geographic area disclosed by the provider; to tow, race, or for any commercial purpose; while impaired by alcohol or drugs; or by anyone other than the verified renter, unless the listing explicitly allows additional drivers.

7. Cancellations

Vehicle and equipment Extra Services follow the cancellation window set by the individual provider on the service listing, shown at checkout before the Guest confirms the order.
