Redormi Switch

Home Exchange Agreement

This Home Exchange Agreement applies whenever two Redormi Members mutually accept a Redormi Switch swap proposal. It supplements, and does not replace, the Redormi Terms of Service.

1. What a swap is

A swap is a reciprocal arrangement in which two Members each grant the other temporary access to their home for agreed dates. No rent is paid by either party; Redormi charges each Member a processing fee and any add-ons they select, as described in Payments & Fees.

2. Mutual access

Each Member agrees to make their home available to the other for the full agreed dates, in the condition described in their listing, and to provide access instructions (keys, codes, or lockbox details) through the pre-arrival checklist at least 48 hours before check-in.

3. Condition on arrival and departure

Members agree to leave the home in a condition consistent with normal use — clean, with all included amenities functional — and to report any pre-existing damage before check-in using the pre-arrival checklist's condition report. Members agree to follow the house rules, pet and cleaning terms, and check-in/out times set out in the other Member's listing.

4. Liability

Each Member is responsible for damage they or their invitees cause to the other's home beyond normal wear and tear. Members are strongly encouraged to purchase the General Liability coverage add-on, which covers third-party injury or property damage claims arising during the swap up to the selected limit. Redormi is not an insurer and does not guarantee any loss is covered absent a purchased add-on.

5. Damage protection

Members who select the Damage Protection add-on authorize a refundable hold in the selected amount, released after both check-outs unless a claim is filed within 5 days of checkout with supporting documentation.

6. Tier gap acknowledgment

Where the two homes' Switch Tier scores differ, the swap proposal will display the tier gap. By accepting a swap with a tier gap, both Members acknowledge the difference and agree that any balancing payment or extra services offered to offset it, if any, are disclosed in the proposal.

7. Cancellation

A Member who cancels a confirmed swap less than 14 days before check-in forfeits their processing fee and any non-refundable add-ons, and agrees to promptly notify the other Member. Members who purchased Cancellation Protection are refunded their own processing fee and add-ons if the other party cancels within 14 days of check-in.

8. Disputes and condition disagreements

If Members disagree about the home's condition on return, either may open a dispute through Redormi's resolution center within 5 days of checkout. Redormi may review the pre-arrival condition report, photos, and messages to help reach a resolution, and its decision on any Damage Protection claim is final.

9. No sublease or transfer

Members may not sublet, re-list, or transfer their swap access to anyone else, and may not use the home for any purpose other than personal lodging during the agreed dates.

10. Signatures

This Agreement is executed electronically when both Members complete the e-sign step of the swap flow. Redormi retains a record of each Member's acceptance, including the date, time, and Agreement version.

1. How this relates to the Home Exchange Agreement

The Home Exchange Agreement governs the terms of a specific swap once two members match — access, liability, insurance, and condition-on-return for that exchange. This policy sets the platform-wide safety and conduct standards every Switch Member agrees to simply by enabling Switch on their account, independent of any single swap.

2. Verification requirement

Redormi Switch requires a higher trust bar than a typical rental: every Switch Member must complete government-ID verification before they can propose or accept a swap. Members whose identity verification lapses or is revoked lose Switch access until it's restored.

3. Accurate listing of your home

A home offered for Switch must be accurately represented — the same standard as a Rent listing — including any shared spaces, house rules, neighborhood characteristics, and known maintenance issues that a reasonable swap partner would want to know before agreeing to stay there.

4. Conduct during a swap

Both parties in a swap are simultaneously a Host (of their own home) and a Guest (in their partner's home). The Guest Standards & House Rules apply to a Switch Member's conduct while staying in a partner's home. Additionally: Members must not invite guests beyond those disclosed when proposing the swap, must not use a swapped home as a base for commercial activity, and must respect the privacy of any personal belongings left in the home.

5. Safety reporting

A safety concern discovered before, during, or after a swap — including property misrepresentation, unsafe conditions, or a partner's conduct — should be reported to Redormi immediately through the swap's message thread and the in-app support option. Redormi may pause a swap, require additional verification, or remove a Member from Switch while a report is investigated.

6. Tier scoring is informational, not a guarantee

The Switch Tier shown on a listing reflects Redormi's assessment of a home's quality signals (photos, amenities, reviews, and verification status) to help members find comparably matched swaps. It is not an appraisal, an inspection, or a guarantee of condition — members are responsible for reviewing photos, listing details, and messaging their prospective partner before agreeing to a swap.

7. No-shows and disputes

If a Member fails to honor a confirmed swap without a covered exception, Redormi may suspend their Switch access and, where the affected party purchased the optional cancellation protection add-on, apply that protection per the Home Exchange Agreement. Disputes that can't be resolved between the two Members may be escalated to Redormi support for mediation.
